Howdy folks!
Today provided more proof that private money lenders are awesome. The second rental property we acquired a couple years back was purchased with a hard money lender. Yes, I know it’s hard to believe that we could get a net positive cashflow with a hard money loan, but we absolutely did. We tried refinancing it with conventional financing sometime last year and it didn’t work out the way we wanted it to so we stuck with the hard money loan.
Thanks to one of our private lenders we were able to refinance that property today and now we’ll cashflow $50 more per month plus be able to provide our lender with an awesome return on her investment.
Seriously…don’t sleep on this. I simply don’t know of any better way of acquiring real estate than using private money.

Additionally, I’m putting my own funds to work and will be financing another short-term flip (this time it will be a 6 month loan) for an investor friend with my self-directed IRA.
I’ll tell you the truth…now that I’ve participated numerous times on both sides of the deal as a borrower as well as a lender, I can tell you without a shadow of a doubt that my husband and I will be doing way more lending than borrowing in the coming years!

You won’t learn much about what I have to say on private money on my YouTube channel, but if you read through those posts you’ll get some info. Much of what I’ve learned I attribute to the training I received from Private Money Blueprint course. Just had to take action on what I learned!

Shae, excellent. I had never thought about refinancing with private money, until we did so after renting a property for 2 months during a renovation. We then did a refi on a completely renovated property.
It’s still for sale, expecting to sell it soon!!

I haven’t secured private money yet but would love to…I am hoping to finance a rental but I’m not sure it’s going to work the conventional way due to the really high downpayment!

I know you’ll snag your real estate private money next year. Since you’re buying commercial only, have you been learning the ins and outs of real estate syndication and pooling investor funds? Susan Lassiter-Lyons is really knowledgeable on that.
Also…are you saying that you aren’t looking for any more private money for ATMs in 2011?

Great question! And yes, I’ve been learning the ins and outs of syndication and pool investor funds. Kahty and I went to Dave Lindahl’s syndication bootcamp.
Of course, I’m sure I need to review my notes for a refresher. Plus, I do have this book that his SEC Attorney wrote (gotta be honest, havne’t read it…can you say “yawn?” lol)
And no, I’m not saying that we won’t be looking for ATM private money in the new year but I definitely want to make an extra concentrated effort on real estate.
ATMs will work with us to hit our “number” fairly soon….but real estate is for our long term wealth and I want to get cracking on that.

Hi Shae,
Good article (as always). Toward the end of your aricle, you are coming to the same conclusion I did several months ago……”Be The Bank!” However, sounds like you did a little something already. Would like to hear more about that, and where you’re going. With courses like PMBP out there, why don’t we become the “go to” private lender?

Hi Larry, thanks! And yes, we’ve been lenders on several occasions now using retirement funds in my self-directed IRA. I’ve funded real estate deals and have also funded small business loans. I love it because I can hand select who I choose to invest in and have confidence in the return I’ll receive (vs. dealing with mutual funds).
The plan is to also do this with funds outside of our retirement accounts…that will happen in due time.

Now that you have some private lenders, leverage those relationships into referrals. That’s the fastest way I’ve found to build your private lender base.
