Refuse to Lose
Hope everyone had a great weekend! How about those Saints?!? Seriously, I didn’t care much about the Superbowl Game since I’m not a huge football fan, but I did enjoy the parts of the game I did see. As far the half-time show…that was such a snooze fest. I think Janet Jackson and Justin Timberlake ruined Superbowl halftime shows for years to come. LOL!
Last week, my hubby Phil really held things down for us with our real estate biz while I was dealing with an extremely busy work week. We received a number of calls from our yellow letter campaign, but no great leads so far. We’re still playing phone tag with a couple so there’s still hope and we’ll be sending out another 125 letters shortly.
We had a couple downers last week – the Option House situation is looking bleak. Although the owner is a couple months behind in payments due to a recent job loss, she is still trying to hold on to the house somehow. She told us if she can’t seem to work it out, she’ll be back in touch with us though and she really appreciates our help. While its bleak, its not gone forever. We’ll follow up with her again with a quick phone call in about a month.
We also had a lead that sounded really promising last week but ended up being a dud. A gentleman who was temporarily living in the house (a relative of the owner) called “on behalf of the owner” and told my hubby that they were really looking to sell because he was only going to be in town a few weeks and the owner is in New York and doesn’t want to hold onto a property in Florida. Sounds great, right? Well, Phil went to see the house and took pictures and was ready to make an offer — he calls the owner (the relative gave us his phone number) and before he could say much of anything at all, the owner basically tells him to shove off and he’s not interested in selling and leave him alone. Needless to say, he had a bit of an attitude and certainly didn’t sound like someone who was anxious to sell the property.
All of that being said, its really easy to become discouraged, but we refuse to lose. I mean that with complete sincerity.
Here’s how I envision where we are currently:
We’re on a treadmill. We’ve set it at about 4.5 and have a great running stride going. We’ve been running for awhile but now — this year — all of a sudden, the treadmill belt breaks. Imagine what happens next. We FLY forward accelerating like crazy because of all the momentum gained from the stride. Do you see it? I do!
I didn’t name this blog Good Faith Investing for nothin’….. let’s get it!

Before you no it, you’ll have more deals then you know what to do with. That option house may push forward when she gets the foreclosure paperwork. She sounds like she is in denial atm. As always, good luck.

I always think back to what I read in steph’s blog when she was struggling. How long it took her to find that first deal and all the close calls and not so close calls. I know they are out there and I’ll snag one sooner or later. Hey, the longer it takes the better it will feel. Imagin that emotional high you’ll get if you finally get one after a year of hard work? It will be the greatest feeling of your life (or close to it). That feeling is worth the effort

Don’t think I never struggle though…I do. I have to remind myself constantly…particularly when things don’t go right….that things WILL turn around. Prayer and talking out loud to myself (and even writing on this blog) goes a long way for me. LOL!

The wholesale deal has been elusive so far, but we’re still movin’! I suspect we’ll find some great additional rental properties through these direct mail campaigns as well so we’re on the lookout for both!
You’re in Florida so you know…this is such an awesome time to be buying more rentals. The last rental we purchased for around $56K (it was an REO) and the previous purchase price was in the mid $100s! The house we rehabbed…bought it for $60K and the previous purchase price (in 2006) was around $205K!
Since I have you here, question for you! Are you buying and holding properties as well?
Well Shae, we do not hold any properties. When we negotiate a Short Sale for ourselves, we line up an end Buyer and resell the property as soon as possible. Buy and Hold is not presently one of our strategies.

We’re working on that! In case you haven’t read some of my older posts, we ditched rehabbing to focus on doing short sales and I’m really happy about that!
