Post-Thanksgiving Grind
I hope everyone had an awesome Thanksgiving with family and friends! Most of my hubby’s family (immediate and extended) lives in South Florida so its always a major affair. One of his aunts made DA BOMB pound cake! I ate 3 pieces…I know, I’m terrible. I can’t eat like that again until Christmas day. LOL!
So we only have 32 days left in the year – yowzers! I’m back on the grind. We sent out an email to a pretty large buyers list last week with info on the Option House, but no calls yet. I think people were focused on Thanksgiving so we’ll send it out again this week since everyone should be awake from their turkey-induced comas! We will sell that house!!
I’m also following up on all of the warm seller leads I have via phone. I have a pretty thick binder full of leads we have received since July. I’m going to buy some holiday cards and send them out with a nice handwritten message to all of my semi-warm or warm leads this week. This is a GREAT time to send holiday cards because its before most people do it! I don’t want to be one card out of 500 in their mailboxes.
Since we’re not doing any more postcard mailings until January, I will also make some offers on REO properties over the next couple weeks. What I’m going to do is ask my hubby to do is reach out to the buyers on our list this week who seem to be the “Real Deal” buyers and see whether they are still looking to buy a property within the next couple months….then we’ll make offers accordingly. Focused efforts. Focus, focus, focus!
P.S. You know I’m an avid reader….and I’m focused on reading two books every month that will help with our business (personal development, general business & entrepreneurial topics, real estate focused, etc.). Well, my friend Steph started a “Flip This Wholesaler Book of the Month Club” today and our first book is Brian Tracy’s Million Dollar Habits. I just purchased the book so that one along with finishing up the New Testament in the Bible (I started it in July) will be my December focus.

Steph, unfortunately most of my grubbing was in the dessert department! However, the rest of the meal was alright too LOL!
Here is a trick, in the Christmas letter you send your “warm leads” also include a $500 gift certificate to Target or Walmart. Use a card that you can get at the checkout and don’t put any money on it. Cut it in half and then say they get the whole card if they can help you find a buyer for this house and you want to give them a gift for helping out.
The letter can go something like this
Dear “warm lead”
It was nice talking to you on the phone the other day about a house we had for sale. Well I just wanted to wish you a Happy Holiday and best wishes for the new year. Feel free to call us anytime you have a questions or are ready to purchase a home.

P.S. We have one house for sale on contract over at 111 12th street , 3 bed 2 bath. If you can help us find a buyer, I would love to give you the other half of this gift card worth $500 at target.”
This works like magic around the holidays. Feel free to adjust the amounts up or down depending on your area and profit in the deal.
Hey Jason, what a great idea! The leads I’m mailing to are actually SELLER leads vs. buyer leads (I only have a handful of buyer leads for the house and don’t have their addresses). Trying to think if there’s something similar I could do for the buyer leads…hmmm….
