Step back. Strategize. Laser focused action.

multipointIt’s already November, guys and gals! Only about 60 days left before the end of the year!

For me and my hubby, today was the day to step back, take a breath, strategize, and come up with a laser focused action plan for the next two months. It’s the holidays…plenty of time for distraction and tired nights due to overeating. LOL!  Nope, not for us.  Yes, we’ll enjoy our family time as always, but we’re staying focused.

Earlier today I wrote my weekly blog post for Bigger Pockets and targeted my message primarily to newbie investors. It was 100% inspired by a quote I read this morning in Dan Kennedy’s book “No B.S. Time Management for Entrepreneurs“. The quote said:

When you focus your self-discipline on a single purpose, like sunlight through a magnifying glass on a single object, look out! The whole world will scramble to get out of your way, hold the doors open for you, and salute as you walk by.

I truly took that to heart today.  Not to say that we’ve been completely scattered and all over the place…we were executing on what we felt (and still feel) is a balanced investing strategy for us.  We’ve been taking massive action, no doubt.

But here’s the kicker (and if I’m being honest, it slightly stings). We’ve made progress, yes, but not significant enough progress for the goals we put forth for the year…so here we are with less than 60 days left in this year and we had to make a decision what we’re going to do with this time.

Our decision?  Laser focused action on a single purpose.

That purpose will not be to find a private money investor to help us start our next rehab.

It will not be to add another rental property to further advance our buy & hold strategy.

The purpose will not be to hire a new virtual assistant to help us with the internet marketing strategy to quadruple our current buyer’s list (btw, I’ve priced them and there are some good options, but cost considerably more than what I was paying before).

The purpose will not be to get better search engine optimization for our company buyer and seller websites. No more eZine articles. No Squidoos. No HubPages. No.

Our single purpose in these next ~60 days is to complete ONE wholesale deal. Plain and simple.

Buyers are not the issue.  Between my mentor and 3-4 wholesaler buddies, we’ll have a buyer for a home in 3-4 days (we’re STILL getting calls about the Option House by the way…sheesh)

We’re following up with every single lead we’ve received in the past 4 months and seeing where things are. We already got a call from one of the follow up letters I sent last week and my hubby took a look at her house today. Offer is going out tomorrow.

We are doing another mailing to absentee owners this week which should give us another 15-20 leads.

During any time that there seems to be a lull from dealing with the private sellers, we’ll be making offers on REOs on the MLS.

I’m not playin’ around.  The deal has been “just around the corner” for too long. I’m callin’ it in (to the glory of God).

Let’s do this.

  7. Way to trim the excess and focus on the main goal Shae! One question…have you broken down how you are going to accomplish that goal? What steps you are going to take each day/week in order to achieve your wholesale goal?

    I know you’ll make it work, just make sure not to become a motivated buyer :)

    Scott, good lookin’ out my friend…so no, I haven’t broken it down into each and every week for the remainder of the year. What I tend to do is make a goal for the week and then each night right down the 6 things I need to get done in priority order the next day. My key over these next two months will be to ensure that the majority of things on the list (they aren’t all REI focused) are in line with our one single real estate investing goal and moves us one step closer.

    I can assure you that we won’t become a motivated buyer :-) Been there…done that.

    I am very new to this; bought two houses-one a massive rehab and the other should be done in the next few weeks. I do not have any buyers, nor do I have any other investors except for my partner. So focus has to be the rule; focus on networking to acquire buyers and other investors. Not exactly sure how I am going to do this, but doing nothing is not an option. I really appreciate the article you wrote and thanx.

    Hey Phil (or Theresa) :-) Thanks for stopping by my blog! Congrats on your recent purchases. As far as finding buyers for your rehabs, there are several options..here are a few: (1) listing with a realtor (will cost you 6% of purchase price), (2) listing with a flat MLS service (will probably cost a couple hundred dollars, plus 3% of purchase price if realtor brings you a buyer) (3) doing a round robin auction (I have a lot more info on that if you’re interested let me know) (4) use Postlets.com to post to online classified sites (free!). Would love to hear back from you after you sell!

    Let me know if you have any questions or need some other ideas. You can also get ideas from people in the two of the greatest real estate forums in my opinion – FlippingHomes.com and BiggerPockets.com.
