My first option contract
I got quite a bit accomplished over the weekend considering the amount of church and family activities I had going on!
I just finished reading Harmonic Wealth – awesome book. Highly recommend it if you haven’t checked it out yet. Admittedly, some of it went over my head or made my eyes glaze over but there were a LOT of very practical suggestions for attracting what you want out of your life. I made a goal of reading at least two books each month and my next one is The Go-Giver by Bob Burg and John David Mann. I heard from several people that its a must read so I’m going for it. It’s pretty short and I’m a fast reader so I suspect I’ll have it done in a couple days (oh, and Rachel I bought that marketing book you recommended…and Jason I’m picking your recommendation up at the library soon).
On to real estate….so I spoke with a seller on Saturday whose house we inspected last week. Unfortunately her mortgage balance is higher than what we’d offer her BUT its within the range of what’s possible for us to sell (to someone who doesn’t expect a substantial discount). Frankly, its a bit of a long shot so I suggested an option contract that would give me 21 days to find a buyer that I can assign a contract to. The seller is a bit desperate to sell. She has a 15 year mortgage of $1700/month and her tenant is her sister and only paying her $600/month. Ouch! I’m going to call my mentor tomorrow and we’ll see if there’s anything we can do with it. If not, we tried.
I’m about to send out my 2nd mailing to the first 500+ people I mailed to about 4-5 weeks ago. It will be interesting to see who responds the second time I mail to them.
One last thing this weekend…I created a website to showcase our wholesale deals. I’ve been just sending out emails with the deals but received multiple requests for a website , so I put it together in few hours time this weekend. So now, once someone signs up through our squeeze page, we’ll give them the link to the website. I am using Wordpress for the site so that it can be search engine optimized. I found some great free Wordpress themes. I’m using this one for my site and just made a handful of customizations to make it work for me (that techie background really came in handy!).

Any book I want to read is gonna take me at least a month! I can never figure out how people read so fast and actually know what they are reading.
LOL! I know what you mean, Scott. My husband says the same thing. When it comes to non-fiction books (which is all I’m really reading for now), I’m looking for pearls of wisdom I can implement. I don’t study the books but I do take notes. I often read a book (or specific chapters within a book) more than once within a year because 1) I forget stuff (I’d forget it even if I read slower) and 2) I learn best by repetition. Depending on the writing style of the author, it can take me a month to read a book but that hasn’t been a problem as of late.
Scott, the key is audiobooks for me. I finished 6 books reading last year. I have finished 5 in the past month by listening to them on audiobook. When I’m at work, instead of the radio, I tune into my books. Most books are 6-10 hours in listening length. I can finish that in about 1 week. Just a suggestion.
Shae, the book by Zig Zigler is a must in audio format. He narrates it himself. He’s very entertaining.
Jason, great suggestion. I enjoy audio books too…well…most times. Sometimes the narrator is SOOOOOOO boring (the voice in my head is way more exciting LOL!). So I’ve had some good ones and some bad ones. Thanks for the heads up on the ZZ one. I will definitely get in audiobook format.
The Go-Giver is on my list, too.

I’ve listened to a few audio books and find them more my spead. I usually listen to them in the car on the way to and from work. I can’t listen to them at work as I have trouble concentrating on what is being said while working. I’ve gone through an entire chapter and been like…”What did I just listen too?”

There are so many great books out there — if you click on my category for Book Recommendations you’ll run into several of them. Most of them focused on personal development, attracting success, and getting finances in order. So what’s the scoop? Are you focusing on wholesaling?
I have to have both the audio and the paper. The audio for the convenience of it, otherwise I don’t think I would find the time to keep reading till finished. I would read a chapter, then a week later read another. Pretty soon I have to start over. I am either A.D.D. or short term memory issues…….what was my point?
oh yeah, both. The paper books usually have post it flags or dog ears. When I take all of my notes, then I pass on the book unless I need it for a reference.

Oh dang! @ book rec list, lol Now i feel dumb for asking lol.
But yea, i am starting out wholesaling, right now im busy trying to build my buyer’s list so that i can help other wholesaler’s sell their properties, but once i have the funds, i want to implement my own marketing so that i can wholesale myself. Well, ive already tried bandit signs (the free 25 signs that banditsigns.com offers for newbies) and i consider that a success since i got one call from a motivated seller (turns out she was kicking tires lol) but it helped me get over my fear of talking to people (she was just as scared as i was lol). All that rambling on to say, yes, i am looking to start in wholesaling, lol. *goes to check out your book list*
